Landscaping, cleaning and basic repairs go the furthest.  

Then opendoor would clean the home, maybe paint it, maybe put new carpet if you are lucky then resell your home for $400k in a week or two.

Stopped by the property to see whats going on and found out that the house was not even cleaned properly before listing.

If tenants are leaving tell him you suggest he clean it up and list it to sell as a retail property as it loses money every month as a rental.If you were licensed you could offer your services to help and still be able to make money on the lead you found.
