I personally lean towards buying property to rent for newer investors, as flipping is a capital intensive sport that pays off only after holding a property for 6 months to a year!

I also work out 6 days a week and work long hours so balance is tough when mixing in kid's sports and quality time with the wife.

Think: a good used car price for the braces....do a few hundred of those a year and you see the best investment right now is in Kolten (I would not even play any reckless sports where the deca-million dollar hands could get injured)Your future earnings are where the big bucks are at in my view... 

I believe multifamily investing to be a team sport best done with a partner or partners. 

If a new professional sports complex was just constructed in the neighborhood and n'hood values are now 10% higher than the year before while the average number of days on market for your comps has gone from 30 days to 15 days, you'll know that it's a hot market.

Great breweries, great restaurants and bars, local sports teams and overall really friendly people. 

Another potential option is buying two larger homes here (5+ bedrooms) and renting them out to fraternities, sororities, or the sports teams. 

Odds are you'll look at the deal a lot more favorably.The fun part is that "put yourself in the shoes of the lender" scenarios is akin to what a lot of guys do when they talk about sports trades.
