That's the only thing that would change for me if I found out this information about a rental unless you want to change strategies altogether and flip it. 

Maybe it was me who lacked proper due diligence.

This means that your permanent residence is excluded (except if you are doing a house hack in which the part that is rented out is eligible for cost segregation).

My first rental I asked the guy at the closing table how much he usually got for rent and he told me he could pretty reliably get 300-400.

That's a steal, if you were going through me we'd be at 75-100k for this huge project.
