I know this is a little off track from your question; but if people truly want to control expenses they would stop upgrading their homes and lifestyle to match their paychecks.

Building a better future for my family (kids’ college, no more future debt), getting into a better home with some more space and having passive income subsidize our lifestyle (which is not lavish by any stretch).

I'd prefer to live in San Diego for lifestyle, and my intuition would be to need to invest out of state.
