Perhaps I am one of the Crazies LOL but I see the state of Fla ,Certain parts of Tex and Arizona as being " Gods Waiting Room " To me a majority of the Fla State economy is based on Retirement , Hospitalty , Tourism and Service industrys .

I know tourism in Mexico has suffered which is the reason RE is down by what seems like over 50% so my strategy is not for immediate cash flow.

It's a very volatile business environment there with much higher risk, much harder to get financing, the economy is based almost entirely on tourism, etc.

Focus on areas where tourism is strong (which is most parts of Florida), population is increasing, near beaches, and government is planning large infrastructure investments such as transportation like highways, airports, etc.  

That being said, I agree with you that typically bringing tourism and industry to any location is a plus.   

I also wanted something that would allow me to record phone calls both inbound and outbound.

Understand tourism trends, demand for short-term rentals, regulations for property rentals (such as taxation and permits), and potential challenges.Consult with a local attorney experienced in international real estate transactions to navigate legalities, tax implications, and ensure a smooth purchase process.

For this to work best, you'd need to be in a tourism hotspot and Greece isn't one of them.

As for tourism, unless there's something I'm missing about Fort Wayne, I can't see why someone would really want to come here for a vacation lol 

I would avoid all the above markets you mentioned and head for a true vacation market that is driven by tourism with a low hotel presence and a strong STR presence
