So worst case is you cash out your rentals then and grab the cash.But I don't see lending ever going back to that kind of crazy any time soon.And quite honestly if trump has his way and this budget passes, we might see far more people remain or become renters because the cost of home ownership is going to go down if they phase out mortg interest deductions and everybody just uses the standard deduction instead.

LOL.Yes I am an appraiser which is why I chuckle with my advice.Figuring ARV is not rocket science, but it does require access to meaningful sources of data for the best results.Appraisers have access and are the best choice.Realtors have access and are the second best choice.Being your own appraiser trumps all choices.Being a good appraiser includes compiling as many sources of data as possible, this could be doing your own research, then supplementing it with an appraiser and a realtor.

I saw many brokerages get cocky last upside and grew too much and then burned through cash waiting for the cycle to turn around quickly and they evaporated most of their profits before scaling back or pulling the plug.With Trumps tax policy nobody knows for sure but everything I have read points to a strong top cycle extension for the next 2 to 2.5 years before the natural cycle down turns happens.
