Hey @Anthony Fresta, sounds like you are asking for a crystal ball 🤪 I'd love to have one as well.You could look at average appreciation for a specific market over the last 15-20 years and use that.

I don't have a crystal ball, but I'd expect what I've been expecting since last year and that is a bit of stagnation, especially in the outer cities. 

Their process flowcharts are all crystal clear on their web page which also makes it easy to get things done with them.

I find a lot of investors define their crystal clear criteria something along the lines of: B+/A property, $200 cashflow, 12% ROI, turn-key condition, and they have ~$20k to invest.

I would be willing to bet that most individual investors claiming positive cash flow are only looking back over their shoulder because they do not have a crystal ball.

You're better off at Palace Inn in the Heights.Those two neighborhoods are neck and neck with Baytown in the grimiest areas of greater Houston, just FYI.
