I am breaking it down, but I don't see why it is so costly.For instance:A stove- 500Backsplash-400Cooktop - 500Granite Counter Tops- 1500Dishwasher- 500New Sink - 250Fridge - 550Cabinets- Cost to refinish older cabinets in nicer condition ????

Generally a HELOC is second position and might have seasoning requirements (ownership of 3-6+ mos) you would need sufficient equity to essentially 'recapture' your down payment.

You could do delayed purchase financing, this would allow you to refi without the seasoning but you would only be able to pull out 80% of what you paid + 80% of your completed rehab.

for the previous 3 offers it was Identical.I don't want to be stuck waiting on the sidelines so with the market being this hot I am a little confused about where to go from here, should I start seeking out wholesalers, doing direct mail campaigns, targeting older listings, hunt more in off market or just keep submitting offers?
