Would a long-term rental be a better option just to get some experience with the home-buying process, before jumping into Airbnbs?

If you are in a high fire zone, the California Fair Plan is likely your best bet.It seems like SafeCo is not writing any new insurance in CA.The house is not in a high fire zone. 

Not essential but I've used it for other things and it's really cool when you are building out a new process, design, or work flow with your team as well.  

Last thing I want is any additional government friction in any processes, much less investing.

When you write the lease are you starting it on the 1st of the month and prorating those 7-9 days?

If not, pay a coach or mentor to help navigate through the process.
