Renter density looks nice (I prefer under 25%, again matter of taste and subjectivity).Since you already used the website :) (thanks for that), the ROI tab shows clearly the breakdown of your ROI sources, you can bank on appreciation ROI on CF ROI etc.

Tony, your question is not easy to answer as there exists many variables such as location, market conditions, buyers tastes, economy, ability of investor, etc.I would say that it is more important to spend wisely in wise places rather than a blanket spend more money approach.Here in the areas I invest (middle income to above average income to high income) buyers are looking for properties they can move right into without having to spend any money on the home, just the furnishings.

If it was just being painted to appease the personal tastes of the tenant, then they should pay for it.Also, if you're really concerned about her color choice and/or painting ability, you could always give her a conditional approval.

I do, however, tend to agree with you.For my tastes, too many folks spend too much time talking about themselves with not enough focus on the topic at hand and not enough depth of detail.Another issue for me is that too many folks think their experience plus success qualifies them to teach - it doesn't.
