I just got an offer accepted on a bank-owned property that has a well and septic, and I have inspections on both of those as my only 2 contingencies.I just got off the phone w/a company that told me they can come and do the pump-out and inspection, but said they wanted to let me know that the inspection won't tell me anything useful on a property that's been vacant for 6 months or longer (this one's been vacant at least a year, I believe).They told me everything settles, the leach field dries out on its own, and the only way to tell whether everything works properly is when you have the day-in, day-out usage.This is the first time I've heard that.

Three estimates from roofer came between $5600 and $8000 to repair them.FIRST FLOOR- We find that in the corner under the window the wooden floor is not rigid, and there is sign that underneath of it there was a water infiltration even though it was dry in that moment.- The bathroom shower has some tiles on the ceiling that are falling, obviously a leak for the bathroom on the second floor.

The first property didn't have a ductwork and very little electrical located within these walls, because of this we were able to take down these walls and re-dry wall around the newly installed ductwork.

Secondly, make sure you get an inspection before you are locked in as I have walked away from houses that had extreme repair costs for specific items (10k and more per issue) due to: Failing septic system, mold remediation, methamphetamine contamination, dry rot.
