I've had the exterminator spray it twice inside & out, and have filled all cracks, holes, etc. but they are still showing up in the traps the exterminator left behind.

They also filled me in on how to clean the concrete (floor maintainer with black pad), spray the dye, roll on a coat of sealant and roll on a coat of finish. 

Spray the entire house with primer (I like to tint the primer slightly). 

Then when you buy with your best discount, rip out all carpet, all pad, spray a bleach water mix on all hard surfaces, use Killz to prime coat the floor, and re carpet.

I suggested she can use our organic bug spray around her room to see if it helps and also gave her a bug trap.

My recommendation, based on the apparent age of the tub plumbing and fixture, would be to remove the tub, change the window to a high short window (you do not want shower spray deteriorating the window and frame), replace the drain and waste line as well as the faucet and supplies, adding a shower riser.

I have a nice little welcome basket for them when they arrive, I provide a pile of coffee pods, sugar and the like as well as a ton of spices, a small jar of peanut butter/jelly, a can of spaghetti sauce and pasta..that sort of thing.

Anything under $3000/month for an apartment or $5000/month for SFR I wouldn't bother, since 99.9% of the population lives with a standard wall-type shower head anyway.Rain showers, body sprays, etc look great, but are definitely pricey, luxury features that should be reserved for pricey, luxury rentals.And while I'm sure "the ladies" may like the rain shower, I do also know that my wife's #1 complaint about showers is lack of water pressure (too low, and shampoo becomes really hard to rinse out).

So we know with mathematical certainty how much will come popping out that jar once more affordability is created.
