I have a 3-flat that has 6 very slim windows that I want to infill with Brick instead of a window. 

In my local group here, the financing advice is 7 to 10 year balloon with 15 to 20 year amortization. 15 is better, of course, if that works for you - initial cash flow is a bit slim, but gets better after every refi.

I'm willing to bet with rents going up dramatically over the last 5 years and the owners of the building probably generating a lot of cash flow and appreciation, the odds of you getting one are slim to none.

That leaves you with a very slim margin to be able to sell just for what you owe.

I use financing in most of my deals so yea it's slim pickings out there with these low cap rates and higher interest rates.  

We are getting better at enforcing all of our rental agreement terms quickly and moving people out who continue to be a problem and those that can't or won't pay.We end up writing off bad debt instead of going to small claims court, because the chances of getting money after a judgement is slim and a lot of work.

There's pretty slim pickings of good deals.
