@Jennifer Wong  I have changed my leases to 11 months to avoid locking them in as permanent tenants after 1 year. 

I would not do a fix and flip in Florida as a new investor with the costs (and reliability) of contractors and the insurance costs right now.

The off-market game, although still very competitive, has brought my investors more consistent and reliable results.
