Hi everyone, I’m looking for advice from anyone who’s faced a similar situation or has experience in this field.

I’m sharing my experience so others can avoid the same issue. 

Does anyone have any practical experience with similar situations and if so what was the outcome and how long did it take to resolve everything?

My advice - use your cash to learn how to joint-venture on a deal with someone who has experience.

This was my first property, and while it's been a great learning experience, I made several mistakes along the way—ranging from choosing a realtor who was more focused on closing the deal than finding the right house, to having a poor inspection and overlooking issues hidden beneath the surface (literally).

There are two types of borrowers that fail at a much, much higher statistical rate than any other...1) borrowers with little experience, and 2) those putting nothing or very little down.

In my experience, physical evidence like this has been a deciding factor in cases like yours.Consult an Expert: Even if you plan to handle the hearing yourself, an initial consultation with a real estate attorney could be invaluable.

The diligence varies by county, but my experience has been that they check very thoroughly.
