My idea is to form an LLC with my partner to qualify for a 100k business LOC with our credit scores (both 700+), our DTI ration, as well as my equity.

It sounds like what you're looking for is an equity partner - you will have a tough time finding someone to lend in 2nd position at 100% CLTV. 

I would try to find opportunities to bring to them that you could partner on with those investors.

My business partner and I focus solely on making properties unique.

Im also the founding partner of a property management company with full service control over 50+ doors.

I would disagree with the assumptions that credit unions are the best partner for investors.

Whoever contacts you on BP, agent, wholesaler, direct seller, anyone asking to partner with you, etc, please do your due diligence.

I would do both, look for money/partners/investors and put in the offer.
