I have 6 Co-Living properties (41 rooms) in Colorado Springs.Insurance:I've been seeing insurance companies start to offer Co-Living specific products that are very expensive (2x-3x normal cost).

Eugene could be a great choice for STRs with the university driving consistent demand with college kids + family, and Portland offers year-round potential with its already strong market for both MTR and STR.

I do think i'm going to just have to bite the bullet and offer it for pretty low.

Thats a good reason to bring in no longer help myself in person to person negotiations on it.When I mention a revocable license agreement to continue use of the are in back, that is what the agent offered of his own accord and it and was explained to mean that if they were to need to do work there  I would not be compensated.

Frequently, brokers respond with phrases like, "I can help, let's connect," or similar offers.

For me local real estate is where I think I have a competitive advantage.

We've recently received term sheets for hard money from Conventus that are quite competitive. 

We offered 30K under asking and got it under contract, after the inspection we were able to renegotiate another 10K off of the property due to repairs needed.
