That said, you do have a leg up as someone mentioned, with the lower interest rate compared to current rates.

With this knowledge, it seems as though out-of-state investors are analyzing markets that have great job growth, high appreciation, low unemployment, low taxes, but are still "affordable" compared to standards in more expensive parts of the country.

People are looking at every possible thing to compare, especially in a market as competitive as Denver.

There are other DSCR lenders who require 6 months seasoning / waiting period from the last transaction. 75% LTV is a better rate compared to 80% which will increase the rate and make it harder to reach a DSCR 1 ratio.

In Cincinnati, where houses are still relatively affordable compared to coastal metros, I won't say there are a lot of properties that will hit this mark, but there are certainly some, so no need to jump at low yield properties, when I know another higher yield one will come, even if it takes several months or so.
