I understand there is a lot more that goes into this process but I'm just curious if it makes sense from the most basic viewpoint for starters, thanks for your input! 

There's no right or wrong way to do this, just varying levels of risk and the only proper route is the one you understand. 

Focus on growth areas, understand local regulations, and use your rental history to build credibility with brokers and sellers.Good luck!

Jay,Thanks for the thoughts. 3 investors who have all lent in the past for various projects with other operators.My understanding is that if we own the land/dirt then it would be in an LLC.

Because first and foremost it requires you getting INVOLVED, putting in some rep's, and if you won't get involved and won't put in the rep's you will never, I repeat you will NEVER succeed in investment real estate or any business venture EVER, full-stop. 

I'd try to understand landlord laws in each market - i.e. figure out which markets are more landlord friendly.

The other 50% just don’t understand real estate law, real estate principles, real estate finance, and real estate agency.  

I’m looking to get started at using my people and negotiation skills in the market fully, I’m hunting for properties in the UK that can be hidden gems or fixer uppers, with a keen eye for architecture and a clear understanding of value and use I’m thoroughly analysing websites and in person sites for good deals.
