I had a job and recently lost it.

You cannot finance more than what wouldve been available in the initial purchase or use any improved value or new appraisal to increase the loan amount. 

I’m beginning my journey into real estate investing with the goal like many of you of generating passive income and discovering financial freedom without having to rely on a “day-job” for much longer, so I can travel more and spend more time with my young kids/family.

Ask both sanborn what scope of work they did, how long the job took, why they think the client chose them, and what they think the client would say could have been better.  

Your job is to solve their problem.

Your job is at the absolute bottom of their priority list...probably not even on their list.

I have become a serial Passive Investor; at first I like my job, now retired and I like my free time. 

I have moved away from my W2 job and living off of investment income (rental + stock portfolio).

Both can offer tax perks if you use the money for home improvements.
