There is a lot of stuff to do here and we are halfway back for everyone moving from the North down to Florida and realize it is too hot there.

I value his opinion on this stuff and it's something that I've tried to remember as I'm looking through these deals.

It's kinda the stuff you need to learn from experience with sellers, lenders, title companies, etc.

I have had possible tenants lie to me about all kinds of background stuff, but I really had these people pegged as coming back with flying colors.

Many people focus on the obvious stuff like raising rents increasing economic occupancy and so on.

:)  That house is a mess but it looks like you had some choice stuff left in there that can at least be sold for a few bucks.Most everything I buy needs cosmetics and maybe one major feature added/fixed/replaced.
