The substantial amount of information that is free on the internet that covers hundreds if not thousands of pages upon pages of dry complex descriptions of the different options that would take you hours/days/weeks (if you could even commit to sitting in front of your computer that long without falling asleep or getting on a social media website) to sift through and determine what is "the right way" and how it applies to you in a way that will be successful.

You may not believe it but we've had investors trying to obtain options to purchase with owners holding a life tenancy reversionary deeds, wanting to build a rental unit on a meets and bounds description with another home on it, while many attempt to require an optionee to perform maintenance.

On the county website it states:2 - INVALID SALE-3-Foreclosure Related/ShortSale (in the sale description section) in Nov. 2010Does anyone know what could be going on here?

Don't think so, townhome perhaps, check the legal description, also check common wall agreements and agreements filed for amenities.

And make sure your agent put a great description with your property and also make sure there are some GOOD pictures.

The MLS has it with the address and lists it as Unit C but the description says it's 4 units.

Been through a few free webinars and one pay 2 day class....next step is a big investment but from the description and sales pitch, you not only learn a ton but also have someone there showing you the rope...holding your hand in some sorts...  

Make sure to find them and get connected.Everyone is always looking for money and trying to understand how private/HML lending works so make sure to give yourself some good credibility by helping people understand those processes.Set up some keyword alerts for those topics as well as local geographic stuff so you will know when people are talking about things in your areas.
