I guess I was more so referring to the limits of five in a year or 10 in five years triggering Broker status.Outside of someone utilizing wholesaling as a side hustle - or as a supplement to other RE activities - you're likely doing an amount of deals that are in excess of these limits.

Supplement this by requiring that prior to any vote home owners be made aware of the proposed law suit, its' purpose, total cost and funding sources, and the consequences in the event of an unfavorable decision.

You may supplement the purchase with your own cash as long as the above two requirements are met.This is a common strategy as an investor nears the end of their desire to actively grow their portfolio and they use cash from alternate sources to pay off their last 1031 purchase rather than purchase more real estate so that cash flow from that property in retirement is maximized.
