I did my best to piece together various posts before asking, but I'm still not putting together the big picture like I should. 

But I’ve been finding places that sell for like $15 bucks a piece .... any cheaper places?

Las Vegas is easily 5 distinct neighborhoods.

Adding in guesses for annual tax/insurance at 5k a piece and a 4% interest rate, the total monthly payment comes to around $2,450.

Let's connect...Another trick I've found is it is often cheaper to separate out the two "pieces" of property insurance, ie "dwelling" and "liability". 

This distinction if of course most important when you need to use cash out proceeds to pay down credit cards used for rehab or keep the ball rolling and re invest for more flips/investments.
