It is a very depressed area with no jobs and no appreciation in properties and no positive outlooks in the near or far future. 

The real estate market was extremely depressed. 

There's a fun thing about small-town investing I hadn't thought of.Furthermore, this particular small town is a bit economically depressed.

Should have started a long time ago, would have if I had connections, could have when I had a W2, But didn't, and now I am looking at getting into wholesaling because I just lost my job and as many of us know it is tough out here.I think this forum has made be more depressed.

I like to climb on the roof myself, checking for patched areas, damage, penetrations not sealed properly like from satellite dish installers that like to just drill a lag bolt into the roof, caulk it and call it a day, soft spots, depressions where water seems to pool, etc.

And will never correct to the middle except during times of war or depression.     

I'm sure at some point, the majority of you have had to deal with depression.  

We know the area is depressed and there are alot of cheap houses to be bought, we are just now sure if this is the right move for us.

Another concern of mine would be the fact that Robbinsville appears pretty depressed financially.
