If they've always paid their rent on time in the past, they likely will continue to (conversely, if they've ever not paid their rent on time, it means they don't value a roof over their heads over other things, and deny them).Personally, I don't care about credit score.

If the landlord policy is to require income of, say, 42% (or 38% or 33%) of rent costs... then there is sufficient grounds to deny based on income if the applicant can't meet the landlord's policy.

Also, my wife has large graduate school loans, and I attempted to get umbrella insurance on our former primary residence in MA when we moved out earlier this year, (currently living abroad) and was denied based on her history specifically with those loans before we got married- there have not been any credit issues for either of us since we have been married- me never any.

If you are to use transactional proof of funding, this seems like its when you have your end buyer and already the offer was put in and accepted from the bank.here you need proof of funding generally when you submit your contract and your earnest money check to even get started or the bank just denies you. are you getting proof of funds from them PRIOR to even finding a deal and using that for a couple months of offers to get the deal under contract on the banks side, then getting and end buyer who is an investor to take the smaller side of the profit?
