If I call any of the mortgage lenders used in my handful of properties, I would have to wait on hold, talk to 3 different people before getting an answer.

Still, it’s something to be mindful of if you’re planning to hold the property long-term.Overall, it sounds like you’re on the right track.

Holding these SFH, looking for the 200 - 300 cash flow is not the way to go. 

Another problem with this is that I also flip and have friends that flip and buy and hold and if I run across a screaming deal I'll do my best to take it down personally or pass it to someone I know. 

Hopefully, he'll hold his end of the bargain and actually gives us a call for the remainder of the work but will definitely do this if we dont hear from him.
