Having one unit vacant or coming to a lease end date is a great way to attract more buyer to your listing.  

As for STR, I am about 20 minutes from the beach and it wouldn't have much attraction IMO as far as marketing it as a vacation or getaway or anything like that, especially because it is only about the size of a studio (its a garage conversion for the bedroom, and then an additional kitchenette area and bathroom behind it).

Photos are by far the most important aspect of attracting guests to your medium term rental.

She was a very nice lady and I think against my better judgement I said he could continue living there if the madness stopped.I have a dozen properties and first time ever that I had any direct interaction with a tenant.

I'm don't know about the logistics so much, but I think it is something buyers would be attracted to in our community!  

I also am trying to hold to the policy of nice properties attract good tenants and that is also determined by a good screening process as well.
