The rates for portfolio loans are higher because they aren't backed by any governmental agency. 

Again, if I was buying an apartment complex with agency financing, I would buy in a growth market.

With 6 people living in the apartment check with the local agencies about housing conditions.

As for the insurance, call a couple of insurance agencies to get estimates.

My agent hasn't been able to find anyone even after reaching out to a colleague who represents a different company that allows for this situation.Has anyone ever had to do this and if so what agency did you use?

Hi everyone,I am not sure if this is the right place to ask this question, but I am looking for recommendations on the best (and most affordable) test prep course to take from an agency-approved real estate school.

Most of my experience is with agency debt. 

Outside of Agency and bank debt (which typically limit you to 10 investment assets per account), our private bank loans are "asset based", thus no DTI, no limit to the number of properties that you can own. 

Standard agencies will not approve loans for self-employed borrowers who don't have tax returns showing sufficient income.
