I know Buffalo is very excited about their resurgence, but what Buffalo does not seem to acknowledge is that there is nothing happening in Buffalo that is not happening all over the country.

I understand @Joel Owens perspective on NNN at the moment, and obviously he's got a lot more experience than the rest of us, but the point I meant to be making was that the downside risk here for any deal closing in the next month is enormous, certainly more than I think Joel's comments acknowledge, and I don't think anyone knows how to price in the prospect of 25% unemployment and 50% GDP declines, expert or not.

Probably made a deal with homeowner before moving in and acknowledged the condition of the house with the intention of moving in and then trying to squeeze the owner to sweeten the deal.100 pages?

I see exactly what @Kevin Polite described for newly listed properties: All cash and no contingencies or you wont even get an acknowledgement.

I give you credit for acknowledging that it isn't a fire hazard or hoarding situation.I would have a discussion with them.
