It is definitely not achievable on every listing, but every now and then they pop up or we are successful with one of our strategies for finding a property not yet on the market. 

The main reason that we cannot agree on a purchase price is because the home owner believes that I am over-estimating the repairs needed to achieve a higher profit in the end.

And you'll find out there are many different ways to achieve the success, not just RE.

Some of them have done very little in RE, some have achieved great success in RE, some think they are on the path to great success but are one Great Recession from being wiped out. 

@Justin Wotton  I agree with @Dan Smith For the 1st part of your question I can speak from personal experience: it was a HUGE help for myself to get licensed, get involved with some deals, experience first-hand the process from search to closing before purchasing my first multi-family.

@Kourtne Stancil Sometimes the curb appeal can be difficult to achieve in the older and lower income areas.
