Would your tenants be willing to use a prepaid card, like NetSpend, as you could set up ACH/eCheck drafts using that card?

When you are investing out of state, going with a provider is the best way to avoid some head aches.

We get paid by check for mailing or through PropertyZar for credit cards or ACH.

It's achingly hard to do a good job, hire good employees, and not pay your owner an arm and a leg.

. - that's awesome that you've gotten half of your tenants moved over to ACH.  

The degree of difficulty of your major is important too, there are certain professions that require difficult classes, medicine, law, engineering and finance come to mind.

Plus as an added bonus everything will be brand new so no Cap X and very limited head aches for the first few years while we stabilize the asset.

Doctors are literally seeing people via phones and tablets nowadays, even prescribing medicine.

Hopefully the 6 months is almost up and you won't have to deal with it too much longer.I would also suggest using ACH transfers in the future to avoid the whole "check in the mail" scenario.

I'm of the opinion that the rate hike is a positive thing overall, as it's better to do it now and take our medicine.
