Let's start with a downtown LOL ... 3 professional sports teams, being on a great lake, much better architecture, much better hospitals, etc. etc.

That's a great rental area, close to UofL and to Sports facilities, it's located next to I-264.

There is plenty of water for water sports, fishing, etc. the woods again will be more of a pine forest.

I am 23 years old and recently graduated from SUNY Cortland (located in central new york) with a bachelor's degree in sport management.

On occasion, sporting good and hobby stores will fill some vacancies but usually the owners of the mall are hard pressed and need to sell their malls.

There are a lot of nice areas to invest in on both the Missouri and Kansas sides of the city, and a lot of great strategic areas as well (schools, sports teams, etc.).

I'd recommend three things (1) find out their motivation for selling and their needs and try to solve them (2) if they like that a broker is not involved due to cost savings or other reasons, don't hesitate to reinforce it and (3) establish a relationship/rapport with them...family stuff, kids, sports, common interests, whatever.  

Currently I volunteer by coaching my kids sports teams, and my wife and I have opened our home up to fostering but, there is so much more I would like to do.

I personally had an amazing truck, 2015 Tayota Tocoma -TRD Sport -double cab -long bed -dark grey, I spent three years searching for my  baby.
