I'd recommend three things (1) find out their motivation for selling and their needs and try to solve them (2) if they like that a broker is not involved due to cost savings or other reasons, don't hesitate to reinforce it and (3) establish a relationship/rapport with them...family stuff, kids, sports, common interests, whatever.
