They are the best out there and they charge $15 bucks a month - and for loans I think 500k or more they charge a small percentage.

Jon, neither I, Rich, or Taz are saying that you do not account for these expenses, simply that averaging or guessing a percentage ratio for expenses is not very accurate or feasable.

The only way you can get better percentages than that is to start buying multi unit properties that have more than 15 units.
