It will also need to be titled the same as the property that you selling (though it could later be transferred into your LLC).

thank you guys for your reply...yes I'll wait until deed gets transferred to my name...also, when i turn water on, I'll make sure that i have a plumber and 1 or two other ppk with me.i hope that since this is middle unit ob brick row houses without basement, it should be all right...but better to have things ready...also to have electric on before water.

Lastly, our lawyer is pushing us to use a bank loan so that we can purchase in an LLC, rather than buying it in our own name to get a 30 year fixed and transferring to LLC later.

Check your state laws but you could do a land contract/contract for deed where the deed doesn’t transfer until the final payment or they could quit claim the deed to you.

I agree with mike, if the transaction is uncontested, then a real estate lawyer or title company (depending on your state) can easily draft up a new deed or deed in lieu to transfer ownership back to you.
