One thing I would highly recommend that I wish I knew was ask if the seller would be willing to give a credit for a sewer scope, and get a feel for how much they will give.

This is highly market, and even location specific.

To me, that's a simple statement that says the demand is not that high.

@Roger Mace I don't understand what your asking, who's "high" in this scenario??? 

This is a combination of the all time worst rent to purchase cost ratio and interest rates that are near the high for this century.   

YOY we went from a low of 1,803 to a high of 2,209 which is a 22.5% increase in inventory.

@Chris Seveney is much better informed about the current state of note sales than I am since 80% of my business is originating high yield notes and only 20% is the purchase of existing notes.
