After one week of ownership, using the Binder Strategy from the Dion Talk I was able to increase rents to $1,200 m/o a 36.6% rent increase while having the tenants stating I am the most solid landlord they have had after doing minor repairs for rent increase !

Incredibly the seller accepted my offer with no counter, and we closed 2 weeks late.The second example occurred about 4 years ago.  

I acquired the property in all cash and it is currently being rehabbed(rehab around 45-50K) and it is set to be completed this week.

So going to a meet up every week will not work.

i want to hear about it all. investors only tell me about the good stuff, i would also like to hear the bad. i know how it goes, not everything is black & white. investors only talk to you when they have good news, brag, or they want something from you. i like to find others to talk to once a week at least. need the motivation/accountability. i like to talk about real estate because it’s interesting.

Last week a seller called me from my postcards and it did not want to sell at a price to be a good fix n flip.
