pick one you like. drive to it. explore, talk to PMs, GCs, other investors, realtors. go to coffee shops. walk at night. look at 100 properties. go to REIA meetings.a lot of people want to sit on their computer and Zillow their way to success. 

Couple grand maybe, unless there was some huge unknown problem that couldn't have visually been identified walking through the property.

I do have a realtor I trust, although we have never closed a deal together, she has protected me from bad deals and we walked away.

I started charging refundable fees for viewings (which wouldn't work for an apartment complex, but if a stranger wants to walk through my house, they need to have some skin in the game!)

Your client pays  $20-30-40k in commissions and then a year or 2 down the road the loan gets called and the “buyer” can’t pay off the loan and walks away.

You jump on and walk your way up.

You do have to walk a fine line though, between consistent pressure and nagging:)3) A 4 year S8 waiting list doesn't really tell you HOW MANY voucher holders are in the area of your rental.

I was able to walk the exterior but was unable to see the inside.

Once you narrow down the area, spend more time hanging out around it (lunch, dinner, walks...).
