Stick to 2700 K or 3000 K color temperature and you should be fine.It's been my experience that return on investment in water efficiency typically exceeds initial ROI on a good piece of real estate.

I am able to see major issues, but I don't take temperature of the cool air coming off the vent, I don't flush every toilet or turn on every faucet, nor do I actually run the dishwasher, or dryer etc...my inspection is visual.

Trash removal and proper handling; not allowing food or cooking/heating appliances in bedrooms; temperature controls; yard maintenance, shoveling snow, basically anything that you need to tell your kids to do, you need to have a plan for the residents.

Of course, possum have a lower core body temperature = they almost never gets rabies and are not aggressive so let's just say a possum has nothing to worry about if it's caught by me :-)
