I've been wanting to do land leasing for a very long time.

That's when the DIY craze took off, folks started writing books, and it was the land of milk and honey.  

I assume based on building and land values in the area that the $325k is part of the 30% and the $250K would be the remainder.

Our LLC owns one raw forested land lot in each of 4 states.

House was in rough shape and required an extensive renovation.   

No way shape or form of HUD or any Sec 8 administrator paying for anything, not even scratch filler. :)

This is a land contract. 

Each option has its pros and cons, and I'm hoping to get some insights from this community to make a more informed decision.Option 1: Building an ADUPros:Increased Property Value: An ADU can significantly increase the value of my primary residence.Control and Proximity: I can closely manage and maintain the property since it's on my land.Potential for Higher Rent: ADUs in bay area can fetch a good rental price.Flexible Use: ADUs can serve multiple purposes – home office, guest house, or rental unit.No Additional Land Purchase: Utilizing existing property means no extra cost for land acquisition.Foundation improvements: I will get an upgrade for my foundation which increase house stability.

I know I can't do it in LA or  LA County since Industrial land is Going for $5 million an acre.

I've been doing land and cabins and I partnered with ex brother in law to get our gc license last year.
