It's hard to stand out.There are some owner-occupied segments with people who share motivating factors for selling their home.Seniors with Long-time Ownership: often ready to downsize or transition to assistance.Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance.

I’m not sure, but I think an owner cannot build on an easement.Before and after videos of the segment beneath the construction might help, but probably won’t.You own the sewer line from the foundation bot, but not including, the “Y” that connects to the main.

I really tried to make these tools plug-and-play into underwriting models.Most public or private tools (like Zillow monthly snapshots or RefFin market trends) often only provide averaged, non-segmented, data (like the chart I included in my original post with just average $/sf & absorption plotted).

I agree with earlier advice to pick a property type to focus on so you can learn that market segment (market rents, typical price range, what a good deal looks like, what to avoid) and get your financing figured out (vacation second home loan, etc).
