I'm a sand it and refinish or paint it kinda guy, so guts aren't in my sandbox.But I have done enough to know I would NOT hang, tape and texure drywall. 

You could also drywall over the walls and refinish as well.

Big dogs can scratch wood floors so bad they need refinishing.

If i'm refinishing the floors, does that still go last?

Always pays on time, doesn't really complain about anything, and he seems to be in it for the long haul, he repainted the interior, he contracted a company to re-do the landscaping in the front yard, he even asked me if I'd be ok if he contracted a friend of his that owed him a favor to re-finish the hardwood floors in the living room!

Property was well maintained and reasonably updated with refinished wood floors, updated bathroom fixtures, newer appliances, dual pane windows, and modernized heating/cooling systems.

Bamboo floors look great, but you can't refinish them so it's not the best long-term move.
