It is possible that once you have statistical experience in a farm area you could operate this way with the knowledge that every Xth house will be an outlier and cost you significantly more to flip ... it would be a pure numbers (volume) play and seems to me as little risky for someone first starting out.

After a couple of months, lots of dumb questions, and lots of handshaking I was able to close my first pure investment deal (A "subject to" acquisition which I sold as a wrap).I kept learning on here, kept reading the forums constantly, and kept researching everything I could online until I was to a point where it felt like my full time job was actually hindering investing progress.

I believe the market is fairly priced currently on pure home values, rents will rise to catch up eventually.That said - I've been looking unsuccessfully for about 4 months because I'm not going to bank on the appreciation and I agree there could be a short-term correction in prices.

A similar building in Pittston is selling with an average discount of 16%.As with most information on this site this data and analysis is purely based off of opinion, I would recommend consulting with a real estate professional that has experience with multi-family apartments and working with investors.
