If you already have paying tenants in there I'd suggest letting them stay through the winter months and then hit the Chicago spring market to get the highest rent.This is definitely a long-term game and I can tell you are thinking about it that way...don't be afraid to spend a bit more money now to make more later...just my personal philosophy.  

So in that way it was not that different a transaction--but lower costs that a traditional closing (no appraisal as I was the bank and got market).I really like the philosophy and wisdom of Jay P.

The basic philosophy is get any kind of loan you can where the numbers work.
