If you already have paying tenants in there I'd suggest letting them stay through the winter months and then hit the Chicago spring market to get the highest rent.This is definitely a long-term game and I can tell you are thinking about it that way...don't be afraid to spend a bit more money now to make more later...just my personal philosophy.
