We got out of condo conversions couldn't really sell any of them and transitioned to ground up development of single family homes and three story walkup triplexes on a build to rent model which is much easier for us to manage and our exit isn't a sale it's just a refinance. 

And there are a plethora of mls deals.

What made you interested in investing in this type of deal?

The workmanship of the remodel was hit and miss.

I don't know any hard and fast metrics to check, but just being a member of the local housing pages on FB will tell you that people are clambering to find rooms for rent. 

I use the app Meetup.com to find out about local real estate events and masterminds.

These are professionals with additional training and a stricter code of ethics.

The process is long and drawn out -  I've had homeowners that were in pre-foreclosure for over 8 years.
