I do most of my own work, so If I buy a house that needs new paint and roof, I'd be paying less than half of the repair cost just in material... and keep what I would pay a contractor... or pay a seller because they just paid a contractor.  

We improved the kitchen, just by painting cabinets, adding hardware, adding a range-hood that matched the stove, painted the door and did some yard work. 

What types of routine or emergency maintenance will it need (water leaks / exterminator / smoke & CO2 detector maintenance / air filters / gutters / outside maintenance / paint / flooring / refresh between tenants, etc.).

My son and I will do the little stuff like paint, switching out hardware.

They are supposed to be painting a mural along the Pleasant Run Trail in this area too.

This pic does not show it but we have new gutters already and landscaping to be done soon.I was thinking buying new black shutters, keeping the rest white and painting the front door black or red.

Other than it being smaller, painting a house between tenants is going to cost the same, a new roof will cost the same, a new air conditioner, hot water heater, furnace will be the same cost etc.For instance, it costs us about $1,000-$1,500 plus a months rent as a leasing fee. each time we change tenants, by the time we paint, do landscaping, repair damage, change locks, patch holes, paint walls that need to be painted get a make ready clean. 

If it's small (paint/carpet/counters), 20ish could be okay. 

I currently have my funds ready (hardmoney).My goal for the first flip is to simply find a property that only needs upgrades in the kitchen, bathroom, paint job, flooring and any other" small" items that will add value.

We aired it out for days, sanded down the wood floors and resurfaced them, cleaned and painted the walls, and used odorxit AQM, and managed to clear the stench.
