I think I will need a car and an office space in the first few months itself.

If you decide to take this kind of route, it's still very important to go in with a secure plan and also have at least 6 months of reserves. 

The property was cash flowing almost $1,000 extra per month but it is sucked into all these extra repairs. 

Maybe if you are doing several transactions a month they would look at it.

Thus, my taxes should be higher because of the income I generate.If I pay off the primary, I'll increase the amount I'm able to save monthly not having the mortgage, while also keeping the income generation lower on the rental because the mortgage remains open.Any thoughts would be appreciated! 

For just one unit, we charge 100% of 1st month for self-managers and 50% + 10% for us to manage.

For the last 6 months I've closed 5 deals. and 2 of them are from the leads captured from the software.  

Hop on Airbnb and scan nearby properties of similar size to get a feel for what they offer at the price points charged.

But…When real estate literally takes less than 2 hours a month for me.

And my experience was 18 months at best for term .. some went longer of course but many just went the first 12 months then moved and left a semi trashed house.
