- Duplex- pro's- renter's rent money will pay for half of mortgage, after that is paid off, move to a house, have passive income x2, most living space. con's- biggest down payment, outside the city, risk of terrible renter, locking us down for at least 7-10+ years to at least make it worth it.Overall, I hate wasting money.

If you want to evict a tenant for the right reason, like construction, family member or for you, the landlord need to give them 3 months free rent plus $ 1000 for multi-complex with more than 4 units and half the amount for 3 or less units.

I'm currently renting it to a family member under the agreement that he moves out in time for us to sell it within the 5 year window so my husband and I will have lived in it as a primary residence for 2 of the last 5 years (we moved up to WA a year and a half ago).

Also, I won't profit right now from rental income - only my IRA will profit (yes I know it's me later in life), but I want more capital now so I can pay down my private student loan faster and repeat the process with other properties.The place is 1 mile from the beach, 2 minutes to the bus stop, 1 mile to the train, and less than 1/2 mile to a new mixed use development that will open this spring (just the 1st phase) and it's a 20 - 30 yr mixed use project.
