While these contractors are certainly out there, in my experience they also tend to be the ones that work with home owners directly and charge "retail" prices, not "investor" prices.I would shop around with lenders to understand how they work with their loans.  

Cold called this property owner who wants $150K for this 2 bedroom, 1 bathroom 928 square foot home. 

@Austin LemmaYou do not have any leverage but as others mentioned if you stick to your guns over time they may accept your price.

These 'systems' can be intimidating certainly for a new park owner but you have the simplest system there is and if something gets haywire you can get it fixed. 

I understand that you can obtain a fee for introducing  buyer or investor to an owner of a property.

Hello,A job relocation to San Francisco CA early this year is making me ponder if I should be selling my owner occupied duplex in Jersey City and buy something in Berkeley CA due to its proximity to San Francisco and has some fairly decent schools  for my kids and also UC Berkeley .The low  2.5% interest rate on the Jersey City property turned into a golden chain but I think I am done with managing tenants and property and would like to get more into an Equity play.

I wouldnt want the owner constantly looking at bookings and over my shoulder as I did my business, if i had a good track record.

I have 2 three unit buildings in Chicago and owner occupy one of those buildings.
