A significant number of those are scams but the problem is it's very difficult to prove it's a scam.Therapy dogs - those are dogs trained to comfort elderly or terminally ill people at hospices, hospital, nursing homes, those are not specifically linked to an owner and are not protected by reasonable accommodation.Working dogs - those are police K9, trained to sniff bombs, track and retrieve, guard etc...and also are not protected by reasonable accommodation.Technically, IMO, you can't say they lied by not disclosing their pet or dog because they can say they don't think of it as a pet or regular dog, it's an ESA. 

He likely just wanted to be a “fly on the wall”.....to listen to buyers comments walking around without putting them on guard....I like it.

Either because they are unorganized or they just dont want to be transparent on pricing, to guard margin.

You’re truly a passive investor at that point and must fully trust the sponsor team to manage the daily operations effectively, execute the business plan, and guard (and grow!)

Just showed my first property today and was caught a little off guard by the fact that the guy had checked public record and knew what I paid.

I understand that people really are guarded about their property, but I always think "do you call the auto mechanic or pizza delivery place and tell them you don't want any when they send you an ad?"

.  👍🏻  I wouldn't rule out higher HOA's, those fees will generally include 24 hour live guard, fantastic grounds, pool, clubhouse, lazy river and all the other amenities PLUS cable, internet, trash and lawn maintenance.
